Course Overview & Objectives

Course Overview & Objectives

In a land share project, a group of people pool money, buy land together and build on it. Done properly, it lets families own a flat or plot at a fair cost. Done badly, it ends in unregistered shares, missing money, a stalled building and years of cases between the members.

Most of these failures are not about construction. They are about structure and papers: how the group was formed, how the land was bought, how each member’s share was recorded, and who had the power to decide.

This course walks through a land share project from the first land search to the years after handover. We cover the legal structure, documentation, money handling, construction and handover, and the problems that come up in real projects, so organisers and members both know how a project should run.

Core Topics of this Course

  • How land share projects work and the common models used in Bangladesh
  • Choosing a legal structure: group agreement, partnership, company or cooperative
  • Finding land and verifying title before the group commits money
  • Recording each member’s share in the deed and the project documents
  • Collecting and managing members’ money transparently
  • Developer selection, construction agreements and approvals
  • Handover, flat or plot allocation, registration and mutation
  • After handover: the owners’ association, common areas and disputes
  • Legal risks, including rules on collecting money from the public and developer registration
