Most land disputes start with papers nobody checked properly. A buyer pays the baina against a photocopy. A sales team sells an apartment without reading the landowner-developer agreement. A land officer accepts a khatian that does not match the deed.

This course teaches real estate professionals how to read land documents in the right order and spot the problems before a deal is signed. We work with real (anonymised) files from Dhaka, Narayanganj and Gazipur, so every class ends with something you can use at work the next day.

You will not become a lawyer in 10 classes. But you will know what to check, what to ask for, and when a file must go to a lawyer.

  • Reading CS, SA, RS, BS and Dhaka city survey khatians and matching them with the mouza map
  • Tracing the deed chain (bia dolil) from the old record to the present seller
  • Checking mutation (namjari), DCR and land development tax (khajna) records
  • Sale deed, heba, baina and power of attorney: what to look for in each
  • Apartment files: landowner-developer agreement, developer’s power of attorney, approved plan and allocation
  • RAJUK and other government leasehold plots, including the 2025 change on transfer permission
  • Red flags that mean a file must stop and go to a lawyer

Batch and Seats

The batch starts on 1 January 2027, or earlier once 10 seats are filled, whichever comes first. Seats are limited to 10, so every participant gets time for questions and file review. Classes are live online, with recordings shared after each class.

He has more than 8 years of focused practice in land, property and real estate law, covering property verification, deed and khatian review, mutation, registration, developer agreements and land litigation. He also works as an in-house legal head for a Dhaka real estate developer, so he teaches from both sides of the table: the lawyer's and the company's.
